• Standard check-in: 4pm — housekeeping is contracted until 4:00 PM, so we're unable to guarantee early access
• Early check-in (7:00 AM): available for a fee, subject to availability — contact us in advance to arrange
• Same-day updates: feel free to check back around 10–11 AM on your arrival day — if housekeeping finishes early, we may be able to let you in sooner

Welcome to Gruene — one of Texas's most beloved historic districts, just steps from your front door.

Enjoy the local culture with various activities, from exploring historical sites to savoring local cuisine. The town's quaint shops and friendly locals add a unique flavor to your journey, creating lasting memories.

Free parking is available for up to three (3) vehicles in the driveway or on the street. Please provide the make, model, color, and license plate number for all vehicles before arrival.

• ✅ Allowed: Driveway and public street parking (in the direction of traffic)
• ❌ Not allowed: Parking in the garage, on the lawn, or in the yard — vehicles parked in the yard will be towed at the owner's expense
• ❌ Do not park in the other unit's parking spaces
• 🅿️ Overflow: Additional vehicles may use the public lot across from Gruene Hall

Please be considerate of neighbors — do not block driveways or mailboxes.

There is also public street parking in the direction of traffic.

Please vacate the property before 11am. Late departures are not permitted unless approved in advance — an unapproved late check-out may result in a full-day charge.

Before you leave, please take care of the following:

1. Close and lock all doors and windows
2. Turn off all fans, lights, and small appliances
3. Put all dirty dishes in the dishwasher and start it
4. Place all used towels in a pile by the laundry room (no need to run a wash cycle)
5. Leave all bedding and pillows on the beds
6. Deposit all trash in the receptacles in the garage
7. Report any damaged or missing items to the host
8. Lock the front door using the keypad when you leave

A $400 damage deposit is held for up to seven days after check-out.

• If no damage or odours are found, the deposit is returned within seven days — allow 2–4 business days for the credit to appear
• If any extraordinary cleaning or damage charges apply, you'll receive an itemised invoice with photos

PLEASE DO NOT PARK ON THE GRASS IN THE YARD OR IN THE GARAGE. VEHICLES MUST PARK ON THE DRIVEWAY OR PAD. (3) VEHICLES MAXIMUM. ADDITIONAL VEHICLES MUST PARK ON THE PUBLIC ROAD.

VEHICLES PARKED IN THE YARD OR UNAUTHORIZED, WILL BE TOWED AT THE OWNER's EXPENSE. PLEASE DO NOT PARK IN THE OTHER UNITS PARKING.

Check-in: Acess code is sent at 4 pm via messenger. Unfortunately we cannot accommodate early check-in requests. Late departures are prohibited unless approved; you will be charged a full-day rate.
• Please secure and lock your home with a keypad lock when you leave.
• We are not responsible for the loss or theft of items. Please keep your valuables secure.
• We are not responsible for any injuries or accidents; you accept using the property at your own risk.
• Smoking or vaping on the property is prohibited. We reserve the right to charge a $300 cleaning fee for any smell or smoking material.

GUEST IDENTIFICATION: We reserve the right to request a valid, unexpired, government-issued ID.

AGE RESTRICTION: Guests must be at least 21 years old to book. Failure to provide identification may result in reservation cancellation and is subject to all channel rules and regulations.

Visitor(s):
You will need to obtain approval for any overnight guests and pay an additional fee of $105 per person per night. Additional guest(s) must be added and paid for at least 24 hours before check-in. (6) Maximum guest occupancy

Parking:
A maximum of three (3) vehicles is allowed for parking. Please park only in the driveway or on the street. Please do not park in garages.

Furniture:
The bed, sofa, table, appliances, and other items cannot be taken outside or moved around, even if you intend to return them after your stay. In the event of an accidental spill, please notify us, and we will take steps to prevent further damage to the furniture.

Appliance(s):
Appliances are not permitted on this property. This includes, but is not limited to, space heaters, portable air conditioners, dehumidifiers, and similar devices. Please keep the doors and windows closed when using the A/C or heater.

BBQ Grill: A BBQ grill is available in the garage. PLEASE move the grill to the driveway for your use. According to the city of New Braunfels' short-term permitting fire code, grilling in garages or on wooden decking is prohibited.

Fur babies: Welcome 1 dog weighing 70 lbs. and under. Please keep your fur babies on a leash, as there is no fencing. The front and sides of the house were available for use. Please bag and dispose of any waste, and clean and disinfect the area where accidents occur. We provide a doggie bed for your convenience. The furniture is new; therefore, we need your help in keeping it in good condition. UNAUTHORIZED ANIMALS WILL BE REMOVED AT THE OWNERS EXPENSE.

We reserve the right to charge for extraordinary cleaning fees.

Please do not prepare overly AROMATIC FOODS such as Curry, cabbage, or fish noodles at home. An additional ozone cleaning fee may be charged.

Child Safety Notice:
Please note that this townhome is not childproofed. It features a long staircase leading to the second floor and lacks safety gates or other child-safety measures. For this reason, the property is not recommended for children between the ages of 1 and 6 years. Children aged 6 and above are welcome.

This property has a strict no parties or events policy. Please keep gatherings small and respectful. Maximum occupancy is 6 guests.

Any overnight visitors must be approved and added to the reservation at least 24 hours before check-in. An additional fee of $120 per person per night applies.

Quiet hours are from 10:00 PM to 7:00 AM. Please keep music and outdoor conversations at a considerate volume during these times. If socialising outdoors after 10 PM, please move inside.

The property has a Ring Doorbell and outdoor security system in use.

* Child Safety: Although we supply a Pal 'N Play for your little one, please be aware that the townhome is not childproofed. There is a long flight of stairs to the second floor, and there are no safety gates.
* The maximum occupancy is 12 guests.
* Security: Outdoor security system is active on the property.

* The Riverscape at Gruene LLC operates independently from booking platforms; therefore, we require guests to complete ID verification and sign a rental agreement through our secure Hospitable portal. This helps to confirm your reservation and allows us to safely share your access details before check-in.
****The master and 2nd bedroom are on the second floor.
**** This is a new home; there is access to the river; however, the dirt path down is steep in some areas. Stairs have not yet been installed.
**** River views vary throughout the year due to the natural tree canopy and seasonal vegetation along the Guadalupe River.

Before you check out, please empty all indoor bins into the receptacles located in the garage. As the cleaner may not arrive immediately after your departure, this helps keep the space fresh and free from unwanted odours or pests.

You have access to the entire property during your stay, including:

• All three bedrooms and three bathrooms

The master bedroom and 2nd bedroom are located on the second floor. Please note there is a long flight of stairs — no safety gates are installed.

3. Move closer to the router and try again
4. Restart your device

Try different locations around the property — coverage is strong throughout.

Unplug the router, wait 30 seconds, then plug it back in and allow a minute for it to reconnect.

Each TV is a Smart TV with Roku — no cable subscription is provided, but all your favourite streaming apps are ready to go.

To turn on and select input:

1. Press the Power button on the remote
2. Press Input / Source and select the correct HDMI or Apps input

Streaming apps available via Roku:

• Press the Home button on the Roku remote
• Select Netflix, Disney+, YouTube, Hulu, or other apps from the menu
• Sign in with your own account — and please remember to log out before you leave!

Using Google Chromecast:

1. Make sure the TV is set to the HDMI input where the Chromecast is connected
2. Open a streaming app (Netflix, YouTube, etc.) on your phone, tablet, or laptop
3. Tap the Cast icon (📡) in the app and select the TV's name from the list
4. Your content will start playing on the TV!

Note: Your device must be connected to the same WiFi network as the Chromecast.

• No signal? Double-check the TV is set to the correct HDMI input
• Chromecast not showing? Ensure your device is on the same WiFi network as the Chromecast
• App not working? Try restarting the TV and your device
• Roku remote not responding? Check the batteries or use the Roku app on your phone as a remote

The kitchen is fully stocked with everything you need for home-cooked meals or riverside snacks.

Stove troubleshooting:

• If the stove isn't working, try holding down the LOCK button for 3–5 seconds to disable the child safety lock
• Our stove uses induction technology — it requires compatible (magnetic) metal cookware to activate. Glass or aluminium pans won't work
• If it still won't turn on, switch the oven off at the main switch located behind it, wait 10 seconds, then turn it back on

Please note: Cooking overly aromatic foods (such as curry, cabbage, or fish) is prohibited — an ozone cleaning fee may be charged.

The kitchen is fully equipped, including:

• ☕ Keurig coffee maker — complimentary K-cups are provided for your first two days
• 🫖 Hot water kettle for tea or instant drinks
• 🥤 Blender, toaster, microwave, and rice maker
• 🍽️ Dishwasher — cleaning products are provided

• Cooking basics, dishes, silverware, wine glasses, and baking sheets are all stocked

The BBQ grill is stored in the garage and is available for guest use.

Important:

• Move the grill to the driveway before use
• Grilling inside the garage or on the wooden deck is strictly prohibited per fire code
• BBQ utensils are provided

There's outdoor seating on the patio — perfect for a sunset BBQ with river views!

You have direct access to the Guadalupe River — perfect for tubing, kayaking, swimming, or simply soaking up the view.

How to get there: Follow the rough path on the right side of the property when facing the river. The path is steep and unpaved in some areas — please wear appropriate footwear. Permanent stairs have not yet been installed.

Please enjoy the water responsibly and supervise children at all times. River views may vary throughout the year due to the natural tree canopy and seasonal vegetation along the Guadalupe River.

The property features a dedicated game room — great for rainy days or evening fun!
