Before you arrive, please make sure you've completed all pre-check-in tasks in your guest portal (ID verification and check-in form). This is required to finalize your booking.
Early check-in may be possible but is not guaranteed — housekeeping services end at 4 PM, and availability depends on the prior day's turnover. Feel free to check back around 10–11 AM on your arrival day for confirmation. If you would like a 0700 am check-in, we do offer this for a fee.

Parking
Parking
Free parking is available for up to three (3) vehicles in the driveway. Please provide the make, model, color, and license plate number for all vehicles in advance to receive parking passes.
- Allowed: Driveway and public street parking (in the direction of traffic)
- Not allowed: Parking in the garage, on the lawn, or in the other units' driveway is prohibited — vehicles will be towed at the owner's expense. Please be advised that it does not matter if there is no guest in the other unit at the moment.
- Overflow: Additional vehicles may use the public lot across from Gruene Hall
Please be considerate of neighbors — do not block driveways or mailboxes.


There is also public street parking in the direction of traffic.

Check-Out Time & Checklist
Please vacate the property before 11am.
Before you leave, please take care of the following:
- Close and lock all doors and windows
- Turn off all fans, lights, and small appliances
- Put all dirty dishes in the dishwasher and start.
- Place all used towels next to the washer in the bin (no need to run it)
- Leave all bedding and pillows on the beds
- Deposit all trash in the receptacles in the garage
- Report any damaged or missing items to the host
- Lock the front door using the keypad when you leave

HOUSE RULES AND MANUAL
PLEASE DO NOT PARK ON THE GRASS, IN THE OTHER UNITS PARKING SPACES, IN THE YARD OR IN THE GARAGE.
VEHICLES MUST PARK ON THE DRIVEWAY OR PAD. (3) VEHICLES MAXIMUM.
ADDITIONAL VEHICLES MUST PARK ON A PUBLIC ROAD IN DIRECTION OF TRAFFIC.
VEHICLES PARKED IN THE YARD OR UNAUTHORIZED WILL BE TOWED AT THE OWNER's EXPENSE. VEHICLES WILL BE TOWED
Check-in:
The registered guest must be at the property to receive the access code.
We turn over the property daily, and unfortunately, we cannot accommodate early check-in requests. Late departures are prohibited unless approved; you will be charged a full-day rate.
• Please secure and lock the home with the keypad lock when you leave.
• We are not responsible for lost or stolen items. Please keep your valuables secured.
• We are not responsible for injury or accidents; you accept using the property at your own risk.
• Smoking or vaping on the property is prohibited. We reserve the right to charge a $300 cleaning fee for any smoke smell or smoking material.
• Parties are prohibited.
• Quiet time is between 10 pm and 7 am.
NOTICE: A RING Doorbell and outdoor security system are in use.
GUEST IDENTIFICATION:
We reserve the right to request a valid, unexpired, government-issued ID.
AGE RESTRICTION:
A guest who wishes to book must be at least 21 years of age. Failure to provide identification may result in cancellation of the reservation and is subject to All Channels Rules and Regulations.
Visitor(s):
You'll need to get approval for any overnight guests and pay an
additional fee of $120 per person per night. Additional guest(s) must be added and paid for at least 24 hours before check-in. (6) Six Maximum Guest Occupancy
Parking:
Three (3) vehicles maximum parking. Please only park in the driveway or on the street. Parking in the yard is prohibited. Additional vehicles must park in the extra lot across from Gruene Hall.
Please do not park in the garage.
Furniture:
The bed, sofa, table, appliances, etc., cannot be moved around - even if you intend to return them after your stay. If there is an accidental spill, let us know, and we will take steps to prevent further damage to the furniture.
Appliance(s):
Appliances cannot be brought onto the property. This includes, but is not limited to, space heaters, portable air conditioners, and dehumidifiers.
Please keep doors and windows closed when using the A/C or heater.
BBQ Grill: A BBQ grill is in the garage for your use.
PLEASE move the grill to the driveway for use.
Per the city of New Braunfels' short-term permitting fire code,
Grilling in the garage or on the wooden decking is prohibited.
Unit A Only:
Fur babies: Welcome 60 lbs. and under. Please keep your fur baby on a leash, as there is no fencing. The front and side of the house are available for use. Please bag and dispose of any waste, and clean and disinfect any accidents.
We provide a doggie bed for your use. The furniture is new, so we would like to ask if you could help us keep it that way.
** We reserve the right to request reimbursement or charge extraordinary cleaning fees.
Please do not prepare overly AROMATIC FOODS such as Curry, cabbage, or fish noodles at home. An additional ozone cleaning fee may be incurred.

No Parties
This property has a strict no parties or events policy. Please keep gatherings small and respectful. Maximum occupancy is 6 guests.
Any overnight visitors must be approved and added to the reservation at least 24 hours before check-in. Additional per-person fees apply.
Quiet Hours & Noise
Quiet hours are from 10 PM to 7 AM. Please keep music and outdoor conversations at a considerate volume during these times. If socialising outdoors after 10 PM, please move inside.
The property has a RING Doorbell and outdoor security system in use.

* Child Safety: Although we provide a Pack 'n Play for your little one. The property is not childproofed and may not be suitable for young children. There is a long flight of stairs to the second floor, and there are no safety gates.
* Security: Outdoor security system is active on the property.
*The Riverscape and Gruene operates independently from third-party booking platforms; therefore, we require guests to complete ID verification and sign a rental agreement through our secure, hospitable portal. This helps confirm your reservation and allows us to share your access details safely before check-in.
*Rates are based on and priced for 6 guests
*Maximum occupancy is six guests
*The master and 2nd bedroom are on the second floor.
**** This is a new home; there is access to the river; however, the dirt path down is steep in some areas. Stairs have not yet been installed.
**** River views vary throughout the year due to the natural tree canopy and seasonal vegetation along the Guadalupe River.
Rubbish & Recycling
Before you check out, please empty all indoor bins into the receptacles located in the garage. As the cleaner may not arrive immediately after your departure, this helps keep the space fresh and free from unwanted odours or pests.

Chromecast & Casting
Using Google Chromecast:
- Make sure the TV is set to the HDMI input where the Chromecast is connected
- Open a streaming app (Netflix, YouTube, etc.) on your phone, tablet, or laptop
- Tap the Cast icon (📡) in the app and select the TV's name from the list
- Your content will start playing on the TV!
Note: Your device must be connected to the same WiFi network as the Chromecast.
TV Troubleshooting
- No signal? Double-check the TV is set to the correct HDMI input
- Chromecast not showing? Ensure your device is on the same WiFi network

Stove & Oven
The kitchen is fully stocked with everything you need for home-cooked meals or riverside snacks.
Stove troubleshooting:
- If the stove isn't working, try holding down the LOCK button for 3–5 seconds to disable the child safety lock
- Our stove uses induction technology — it requires compatible (magnetic) metal cookware to activate. Glass or aluminium pans won't work
- If it still won't turn on, switch the oven off at the main switch located behind it, wait 10 seconds, then turn it back on
Coffee Maker & Kitchen Extras
The kitchen is equipped with everything you need, including:
- Coffee maker: K-cup style — coffee K-cups are supplied. No paper filters or other pods needed
- Hot water kettle for tea or instant drinks
- Blender, toaster, microwave, rice maker
- Dishwasher — cleaning products are provided
- Cooking basics, dishes, silverware, wine glasses, and baking sheets are all stocked

The BBQ grill is stored in the garage and is available for guest use.
Important:
- Move the grill to the driveway before use
- Grilling inside the garage or on the wooden deck is strictly prohibited per fire code

There's outdoor seating on the patio — perfect for a sunset BBQ with river views!
River Access
You have direct access to the Guadalupe River — perfect for tubing, kayaking, swimming, or simply soaking up the view.
How to get there: Follow the rough path on the right side of the property when facing the river. The path is steep and unpaved — please wear appropriate footwear. Permanent stairs are not yet built.
There is a small beach area at the river access point. Enjoy the water responsibly and supervise children at all times.

The property features a dedicated game room — great for rainy days or evening fun!
